What we found at 1875 Charles Place
When we walked the roof on this blue-gray stucco home, the story told itself fast. Composition shingles were brittle and cracking across multiple slopes. Nail pops had worked their way up through the shingle surface in dozens of spots, leaving open holes where water could track down into the deck. Flashing at the chimney was tired and beginning to lift at the corners. The granule mat in the gutters confirmed the shingles were near the end of their service life.
Why we recommended replacement, not repair
We get this question often: can’t we just patch it? On a roof with localized damage, yes — spot repair is often the right move. On this one, the cracking and nail pops were systemic. Patching one slope would only buy a season or two before the next failure. Owners get more value from a one-time replacement than from a string of $400–$800 service calls that never actually solve the underlying problem.
Tear-off and new install process
- Site protection — landscaping covered with tarps, driveway and walkways protected.
- Tear-off — old shingles, underlayment, and worn flashing removed down to the deck.
- Deck inspection — every sheet of decking walked and probed; soft spots and rot replaced.
- Underlayment — synthetic underlayment across the field; ice and water shield in valleys and at penetrations.
- Shingles — new architectural composition shingles installed per manufacturer spec with correct nail placement and depth.
- Flashing & details — new step flashing at the chimney, new pipe boots, new ridge caps, new box vents where needed.
- Cleanup — daily debris removal, full magnetic nail sweep at completion, gutters cleaned.
Manufacturer system and warranty
As an OC Platinum Preferred, GAF Master Elite, and CertainTeed Select ShingleMaster contractor, we install the top-tier shingle system for each manufacturer with the complete underlayment, flashing, and ridge cap accessories needed to qualify for the highest available warranty — the kind unavailable through uncertified contractors. Expected service life
A correctly installed architectural shingle roof with proper ventilation and a sound deck gives a Central Valley home 30–50 years of service life. The thirty-year low end assumes baseline ventilation and standard maintenance. The fifty-year high end shows up on homes with balanced ridge-and-soffit ventilation, periodic moss treatment, and prompt repair of any storm damage.
